Challenges
Overcoming Challenges
- Structural reconfiguration complexity: The property required reengineering of load paths, installation of steel supports, and adjustments to existing building fabric.
- Deteriorated internal and external surfaces: Significant render failure, water ingress, and damaged plaster created constraints for sequencing works.
- Moisture and condensation issues: Ground floor interfaces displayed signs of moisture ingress requiring full perimeter tanking.
- Coordinating improvements around energy efficiency measures: Internal insulation (IWI) depth differences required adjustments to avoid thermal bridging.
- Working in a confined site environment while maintaining safe resident and community access routes.
