Creating Space Through Smarter Layout Design

 

As part of Bambers’ refurbishment of a void property, we were tasked with addressing a small box room that did not meet the minimum bedroom size requirements for our client. While the room technically existed, its original layout significantly restricted how the space could be used.

The original bedroom design included a door that opened directly into the room, creating a narrow corridor effect and limiting the usable floor area. This made it difficult to accommodate even a single bed and basic furniture, reducing the room’s practicality and compliance.

To resolve this, we carefully reviewed the surrounding layout and identified opportunities to reconfigure the space more efficiently. The existing landing cupboard was removed, and two internal walls were dropped to allow for the construction of a new partition wall. This enabled us to eliminate the existing bedroom corridor and form a new, more functional circulation route.

A new bedroom entrance was created, allowing the door to open without encroaching on the room itself. By repositioning the doorway and improving the flow of movement, we were able to significantly increase the usable floor space within the bedroom. The result is a room that now comfortably accommodates a bed and furniture, meets minimum size requirements, and offers a far more practical living environment.

This project demonstrates how relatively small layout changes, when carefully considered, can have a big impact on space, compliance, and overall usability — helping to bring void properties back into effective use.
